Brunswick. Vic 3056 Extension & renovation of existing dwelling Completed - 2009 Extension and renovation of an existing 2 bedroom weatherboard single storey home to cater for an expanding family with one work-from-home parent. A design strategy of retaining the roof form and much of the exterior of the original house was employed to preserve the heritage of the dwelling, and to simplify construction. Renovation of the interior of the original house converted the existing living room into a 3rd bedroom, and the existing kitchen converted to a bathroom and an en-suite. A later addition was removed, and a new extension was added to the rear of the site containing a study/retreat, laundry and an open living area and kitchen, linked by a wide, splayed passageway with provision for future fit out as a library. This space also acts as an alternative entry foyer from the side street, maintaining privacy to the sleeping zones. A lower floor level to the new wing allowed for the building form to project from below the roof of the original house, creating a clear distinction between the Edwardian heritage of the old, and the contemporary design of the new. This approach also allowed for Northern sunlight to penetrate into the living area, located at the South of the site. The project incorporated a range of environmental features, including solar hot water, rain tanks connected to w.c’s, double glazing and high level insulation.
Elwood. Vic 3184 Renovation of existing apartment Completed - 2009 Renovation of an existing first floor apartment to provide a new kitchen, bathroom and laundry. Our brief was to create a contemporary, functional renovation with function contained within the existing spaces. Due to the constraints of working within an existing apartment building, it was decided early on in the design process that the proposal should use as much of the existing services as possible, which in turn informed the final location of most fittings. Our first decision was to open up the kitchen to the dining area by way of a galley type arrangement, and move the laundry from the bathroom to the rear of the kitchen behind a concealed door. The new arrangement clarifies circulation and offers a much clearer relationship between the kitchen and dining areas. The existing separate powder room was demolished to create one larger bathroom, with the constraint of the existing service stacks and runs being concealed by a feature wall at the WC, an under bench dummy wall behind the vanity bench, and a stone box to the bath linked to the cascading stone vanity bench. The clients expressed an interest in a natural colour scheme, which informed the contained palate of natural tones, stone and bamboo. The renovation is complete with a new Blackbutt timber flooring throughout, finished in a water based satin coating.
Thornbury. Vic 3071 Extension & renovation of existing dwelling Competed - 2007 Double storey extension to existing 2 bedroom weatherboard single storey home, providing 3 bedrooms, 1 study, bathroom, laundry, en-suite, kitchen, and open plan living area. The clients purchased the vacant lot east of the existing building and over time have developed a mature landscaped garden. The building engages with this landscape by presenting the open plan living and kitchen to the east and by proving a balcony off the master bedroom which further benefits from its North-Eastern aspect. The open plan living concept is consolidated by the use of a new stair situated at the main entrance, which gently ascends into a double height void, terminating at an open plan study arrangement. This space becomes the canvas for ever changing light variations due to the high level corner windows, stair well skylight, and the void light well. The strategic position of openings promoting air flow, high ceilings, radial sawn timber, window shading devices, highly insulated building envelope, evaporative cooling, hydronic heating, solar heat pump generators for hot water, and rainwater tanks ensure this building is an energy efficient solution which fully engages with it’s natural context and minimises it’s impact on the environment.
Mt Alexander Road. Essendon. Vic 3040 Residential apartment development over 3 sites Construction to commence in early 2010 The development comprises of 3 subject sites, situated in a prominent position on the Eastern side of Mt Alexander Road, Essendon, Victoria. The 3 sites are bounded by Allison park to the North-East, low level commercial and residential to the North, Brewster Street and Residential to the South, and Mt Alexander to the West. The proposal is a master plan of all 3 sites, generating from the re-development of the existing Brickmakers Arms building sited on the Corner of Mt Alexander Road and Brewster Street. This building, which is disused and has become dilapidated, carries cultural importance for the area, therefore becomes key to the re-generation of the site. The Architectural response is based on 3 key factors: 1: Regeneration and Incorporation of The Brickmakers Arms Building: The development recognises the importance of re-instating the Brickmakers Arms as a meeting place and a key focal point for the community, therefore it is proposed to incorporate a café / restaurant at the ground floor level within the retained and restored façade. A glass vertical canopy heralds the new entrance to the residential component which is set off the building and ensures a delicate interface between the new and old by way of revealing and respecting the heritage façade. A new zinc titanium clad façade has been created which gestures towards the old building and incorporates the existing Brickmakers façade rhythm by use of similar window proportions and placement. It is proposed to reveal as much of the Brickmakers building as possible by removing the unoriginal addition and activating the corner of Brewster Street and Mt Alexander road at street level by external dining fed off the café / restaurant. Further massing consolidation is ensured by the stepped massing of the new residential component behind. 2: Master planning of the 3 sites It is recognised that the consecutive and considered planning of all 3 sites is crucial to the success of the development. The development is to be undertaken in 3 phases: Phase A: Site 3 The Brickmakers Arms redevelopment Phase B: Site 2 Residential Building Phase C: Site 1 Boutique 4 Unit Building All three buildings create a uniform and focused street scape at Mt Alexander Road by gradual setbacks, from 4 metres at Site 1 to the inherited Zero Frontage at the Brickmakers Arms. Vistas and walkways to Allision Park between Site 3 and Site 2, and between Site 1 and 1032 Mt Alexander Road create visual breaks in the new streetscape, providing focused and active links to Allison Park. Home offices are proposed at the ground floor of all buildings, which confirm the frontage along Mt Alexander Road, and the corner at Brewster Street as an active entity. 3: Context and Architectural Response: The proposed site 1 building is set back 4 metres from the boundary at 1032 Mt Alexander Road and incorporated into a stepped streetscape with Sites 2 and 3 to ensure appropriate massing. Allison Park is integral to the amenity of the units in all sites, with terraces situated along each park fronted boundary. This will help revive the park by creating an extension of activity along these boundaries. The scale and existing amenity of 76 Brewster Street is respected by situating terraces along the South-Eastern boundary, and by providing generous setbacks to the upper levels of the proposal. An Architectural language is derived from the inclination to create three separate identities for each site, but ensure a link within the finer grain of materiality and detailing. Response to aspect is integrally incorporated into the design by means of appropriate overhangs, shading, and recessive elements. In particular, it is proposed that an operable louvered facade to the Northern elevation of the Brickmakers arms building not only provides an environmentally responsive solution, but presents an ever changing building façade to the Southern approach along Mt Alexander Road. All apartments have been designed with a lower yield, higher quality mentality, providing high levels of amenity, and generous living and external spaces. The master planning ensures appropriate massing and regenerates a currently dilapidated building and under used site. The focused Mt Alexander streetscape and connections to Allison Park consolidates the site and street, and celebrates the Brickmakers Arms building as a key focal for the community by re-instating it as a meeting point and place of leisure.
Essendon. Vic 3040 Completed 2009 The client brief was to create two luxury residences on a steeply sloping site. The design response resulted in a pair of side-by-side dwellings which harnessed the topography of the site, providing generous internal amenity whilst maintaining an appropriate urban scale. The front entry of each residence leads into a soaring internal atrium with a glazed roof. This provides a linear axis through each dwelling, connecting the upper floor living areas with the bedrooms below and allowing natural light to penetrate into the centre of the site. Expansive living areas at the upper level capture panoramic views over parkland and the Maribyrnong River to the South, while the contours of the site allow for direct access from the North facing living area to secluded landscaped gardens.
Tullamarine Victoria Size – 10,000m2 Cost - $18M Competed - 2008 The ECO Building is a commercial facility located in Tullamarine, close to Melbourne International Airport, and was completed in mid-2008. The building consists of an extensive open showroom and display suites at Ground Floor level. Office facilities are located over 3 levels, oriented around a central atrium which provides natural light and ventilation to the interior of the building. Car parking is provided at both basement and roof levels. The building incorporates extensive environmental design features, including rain water recycling, energy efficient lighting and air conditioning, solar treated glazing and sun shading of windows. Recycled materials include concrete components and internal timber stairs and landings. A fully automated ventilation system has been designed and incorporated, which draws outside air through the offices and into the central atrium via roof mounted fans. This reduces the demand for mechanical air conditioning, saving precious energy resources and reducing the carbon footprint of the building.
West Melbourne. Vic 3003 New multi-residential. Under construction. Completion late 2011 10 new townhouse type residences fronting 2 main streets located at West Melbourne. Each dwelling unit has its own individual entry and garage space.
Richmond. Vic 3121 New multi-residential. Stage 1 completion expected late 2011 Stage 2 completion expected early 2012 24 new townhouse residential developments in inner city Richmond, all with individual entry and private carparking space. The proposal is conceived as two adjoined buildings, each with a separate architectural identity recognising the role of the subject site as an important insertion to complete the linkage between its immediate contexts.
Brunswick East. Vic 3057 New multi-residential. Completion - expected late 2011 6 new townhouse type residences located at Brunswick East with associated car parking. Consideration to the immediate context informs the scheme’s humble massing to the street front, with a gentle curved timber wall addressing the North-Eastern corner adjacent to the sensitive boundary.
Ascot Vale. Vic 3057 New multi-residential. Planning permit obtained. Awaiting construction. Four storey multi-unit residential development fronting two main roads at Ascot Vale comprising 11 dwellings with centrally accessed basement car parking for all units.
Brunswick East. Vic 3057 New multi-residential incorporating existing factory. Under construction. Completion mid 2011 12 new tri level townhouse type residences fronting Brunswick Road located on Carlton’s fringe. Each dwelling unit has its own individual entry and private garage space.
