This inner city site of 6934 m2/ contains two office buildings, a warehouse factory, and associated parking.
We retained the two office building which are to be converted into apartments and refurbished externally.
The existing building at the corner of Nicholson and Reid street is clad in a metal louvre system to consolidate these edges and offer a clear hierarchy to the new and old buildings. The new arrangement also assist in the re-preportioning of the Nicholson st Facade.
A series of tri-level town houses form the new streetscape along the northern boundary, terminating at an open on site urban parkland. Five rows of townhouses are positioned internally to set up a series of pedestrian walkways separate from the road network.
The north-south aligned laneway of townhouses modulate towards the north to capture aspect and ensure an interesting visual experience at street level.
Open space is presented to all pedestrian frontages, with a network of laneways providing safe passage throughout the site.
The townhouses have been designed to maximize aspect and act passively. Window placement and integral screening protects amenity whilst ensuring opportunities for surveillance and outlook is preserved.
Rooftop terraces provide the open space which ensures the internal laneways are not dominated by screened balconies and each dwelling benefits from long range views.
